Making Payments

Making Payments

All payments must be received by the first of each month to prevent discount loss, service charges, interest or default status.

EFT

Does you business have a payment processor? We would be happy to supply you with our banking information to allow automated EFT payments!

Log in to your bank account on-line, and send a payment to the e-mail address at the bottom of this page. Use this as a password:

Remember to put the property, your unit and the month payment is for in the comment. We do not "auto deposit" payments, so there may be a delay between your sending the payment, and us processing it. Don't worry if you don't get a deposit confirmation until a few days later.

Cheque / Money Order / Bank Draft

All payments should be made to "D. Stiplosek."

We normally pick up payments on the first working day of the month, along with performing the usual fire inspections. Where available, tenants can put payment in the property's "Landlord's Mailbox," with the location of that noted in your Tenant Manual.

We will accept a maximum of six (6) of post-dated cheques in advance.

If you prefer to mail us your payment, ensure it is sent with sufficient time to arrive to our office by the first of the month. Our mailing address is:

Follow the Rules!

No Smoking or Smelling Foul

All smoking must be done outside in designated areas, or 30'/10m away from windows & doors. Respect the sensitivities of other tenants and guests - don't do things to aggrevate the senses of the other.

Don't Flush

Only flush the three P's: Pee, Poo & (toilet) Paper. Absolutely nothing else should go into the toilets. Even if it says flushable, don't do it. Tenants found flushing anything besides the Three Ps that causes a clog or damages will be billed for the cleanup.

Flush

Are you out of the office for a while? Ensure your toilet is flushed at least once every two weeks. If not, the water will evaporate and sewer smell will enter your space.

Common Area Cleanliness

Don't make an unnecessary mess in common areas. If we can follow a trail of mess and dirt straight to your unit, knock it off.

Keep the Outdoors Tidy

Paved and landscaped areas are the first part of the building that guests see. Give a good impression and increase safety: don't leave a mess outside. Dispose of skids, don't let rubbish bins overflow and don't use the outside as storage.

No Parking

Overnight parking is not allowed without prior permission in accordance with the parking plan for your building.

Call the number below. Don't leave a voicemail - make certain to speak to a person, so we can get out right away. Remove or cover up anything that will get wet.

No heat

Call the number below or text. If you have an electric space heater, turn it on, and put on a blanket or sweater. We will send out a technician as soon as possible.

Tips for maintenance requests

CLOGGED SINKS - Ensuring gunk doesn't go down the drain is a tenant responsibility. The tenant will be charges for the service call is the pipe clog is near the point-of-use.

NO ELECTRICITY - The tenant will be charged for this service call if the breakers are off, fuses are burnt out or if a receptacle reset button needs to be pushed. Please ensure you have checked breakers, fuses and reset buttons prior to us sending an electrician.

NO HEAT- Before calling, make sure (1) your thermostat is set to ON and HEAT (2) the batteries in the thermostat are good (3) the vent is not blocked. Please make sure the outside exhaust vent is not clogged by debris or ice or snow. Tenants will be billed if an HVAC technician finds one of those 3 problems is the cause of no heat.

LIGHT BULBS The tenant is responsible for changing all burnt out light bulbs unless otherwise agreed upon.

LOCKED OUT If you lose your key, we might be nearby and able to help you out. Otherwise, be warned you may have to call a locksmith to let you in at your expense.

NO ACCESS GRANTED - Please be sure if you request to be home during the service call you are in fact there. If you are not there to grant access after you specifically ask for this service, you will be charged for the service call.

Trouble With Rent?

Business programmes

The government has an alphabet soup of other programmes to help business like CERS, CEWS, CEBA, BACP, etc. You can find out more here.

While we don't have a direct involvement with these programmes, if you need documentation or similar help, we will assist as much as we can.

The CIty also has programmes to rebate property taxes, notably for charitble organizations.

If you are struggling fiscally as an individual person, the government has a list of programmes that may assist you.

Recognizing that these time are unusual, we will work with our tenants on a case-by-case basis to work on deferrals and reductions where possible.
